Monte Ceniza is the name of the Master Plan and site of the proposed destination resort and recreational, residential and retirement complex located on a 2,000 acre peninsula on the Pacific in northern Baja California. Over 15 million people live within 1/2 hour flight or 4 hours drive from the México-U.S. border (Tijuana-San Diego).
On May 20, 1992, the State of Baja California authorized a Master Plan Development for the inner peninsula of the bay. This official approval permits development of the available resources and is in fact the first of such authorized master planned subdivision for urban development in the state of Baja California. The Monte Ceniza master plan is so unique because of its large, natural harbor which is really the first such feature along the Mexican coast.
Bahia San Quintin region is similar in overall size as the San Diego Bay and its magnificent surroundings. It has the potential to become a world class waterfront community. The region's mild climate is similar to that of San Diego - mostly sunny with a gentle on-shore breeze which makes for comfortable year round living. The microclimate of San Quintín has more clear days annually than coastal San Diego itself, great for outdoor recreation enthusiasts.
The main emphasis for developing Bahia San Quintín will lie in recreational and residential interests. Building codes have been established so that development will be encouraged to blend in with the existing geography, and avoid a piecemeal look to the new communities. Investors won't be saddled with unending regulations, but they will be expected to offer designs worthy of the unique environment.
By establishing these requirements San Quintín is hoping to attract investors and developers of a high caliber who share a commitment to quality.
Property purchases are limited not to individual lots, but include whole sections which at this time could be used for large scale developments.
In addition to residential development, there is also some space set aside in the master plan for small scale industrial development, to be initially devoted mainly to the extraction of the cinder aggregate deposit for light weight concrete, but with an eye towards international Pacific Rim trade.
